Buying and selling a home does not come without stressors, and one of the biggest stressors we see home sellers worry about is what will happen if their house is sold before they’ve had an offer accepted on a new home?!

There are a lot of moving factors in buying and selling (as outlined in some of our other blogs), and I want to share with you what you should expect from your agent. Deploying these strategies ensures that they have done what they need to to write a competitive offer, and not have to worry about a lengthy home sale contingency clause. 

  1. Home Sellers Consultation: Just like everything, homes go through a lot of wear and tear: weather damage, paint jobs, and even an outdated styling of your home can prevent it from selling for top dollar. Your agent should walk you through the small jobs, staging ideas, and the listing of comparable properties in the area to help you discover the listing price that’s right for your home. (And don’t worry, none of these small jobs are required of you in order to sell: your agent should just be giving you all the information you need to help your home reach its greatest potential). 
  1. Photoshoot time! Your agent should be getting top-notch pictures done of your home. Your agent should also get the floor plans done, place it on a pre-market list, and generally prepare your home for listing. This will all build excitement and hype around your new home. Once that’s all done, it’s time to look for your new home!
  1. Pre-approval: your agent should be getting your pre-approval so you can start shopping for your new home!
  1. Prepared to sell: when you find the home you love, your agent should be ready to explain that the house is primed and ready to be listed (and for a quick sale), which will promote a smooth transaction for your dream home.
  1. Timing: and lastly, to address everyone’s concern, your agent should always be timing up the sales date so you will never be without somewhere to sleep.

As a buyer and seller, there’s a lot you need to be aware of, but the most important question is always: what happens first? And what needs to happen first is finding a trustworthy, passionate, and skilled agent to help you buy and sell your home with ease.
