Last year, 20% of Nikky and my sales were off market opportunities, and we were able to do this by reaching out to expired listings, utilizing Lamacchia’s pre-market list, and social media! We were once outbid for a house, but when that buyer pulled out the seller sold to us at original price because of a heartfelt letter my clients had written. Nikky’s even sold a house on Facebook before it ever hit the market!

- Targeted Neighbor Mailings
Sometimes, our clients have dream neighborhoods that don’t currently have any listings. Nikky and I will mail out 30-50 handwritten cards asking if any homeowners in the neighborhood have had any thoughts of selling. This can give homeowners the nudge they may need to sell, and create more inventory for our clients to choose from.
